Selling a home in today’s market is not an easy task. No longer can an agent just put a sign in the front yard, host a few Open Houses and expect that the home will sell. In today’s market, you need a REALTOR that won’t just "list" your home but will MARKET your home.
There are several factors that go into selling a home. Three of the most important are:

3: The Plan of Action to SELL the Home

1: To assist in getting as many qualified buyers as possible into your home until it is sold
2: To communicate with you weekly the results of our activities
3. To assist you in negotiating the highest dollar value between you and the buyer
The Following Are the Steps I Take to Get a Home Sold ... The "Pro-Active Approach"
1: Submit your home to our local Multiple Listing Service which also places your home into the
websites buyers use to search for homes
2: Submit your home to Realtor.com and pay to have your home as an Enhanced Showcase
Listing which will make your home stand out from the competition through additional photos,
custom descriptions, headlines...etc; Realtor.com is the #1 website that buyers used to
search homes
3: Price your home competitively ... to open the market vs. narrowing the market
4: Promote your home at our team meeting, my business networking group, and if possible an
office tour
5: Create a features sheet/postcard and send to the top 20% of agents in the marketplace
regardless of real estate company. Send the features sheet/postcard to all Realty Executives
agents
6: Suggest and advise as to any changes you may want to make in your property to make it more
saleable
7: Constantly update you as to any changes in the marketplace
8: Mail/hand deliver up to 200 "Just Listed" postcards to your neighborhood/surrounding area
9: Actively prospect 2-3 hours per day talking to as many people as I can to locate a buyer
10: Contact over the next 7 days ... my buyer leads, sphere of influence and past clients for their
referrals and prospective buyers
11: Add additional exposure through a professional sign, purchase a website domain for your
home to be placed on your sign, install buyer call capture system on the sign, and lockbox
12: Whenever possible pre-qualify the prospective buyer
13: Keep you aware of the various methods of financing that a buyer might want to use
14: Follow-up on the salespeople who have shown your home for feedback and response
15: Assist you in arranging interim financing if necessary
16: Represent you on all offer presentations to assure you in negotiating the best possible price
and terms
17: Handle all the follow-up upon a contract being accepted ... all mortgage, title, and other closing
procedures
18: Deliver your check at the closing!
